Uruguay is South America's quiet, institutionally stable market, where foreigners enjoy the same property rights as citizens and sales are typically priced in US dollars. This Uruguay real estate market 2026 review sets out the numbers; stock is on the Uruguay property page.
Price levels
Survey data for 2023 put central prices at about $2,409 per m²; outside-centre prices of about $1,938 per m² are an older observation from 2021, so we do not lean on them. The price-to-income ratio was 10.3 in 2024 and the price-to-rent ratio 21.1.
Average net pay was about $1,169 a month (2023) and a one-bedroom rented for about $583 a month in 2024. Montevideo apartments and Punta del Este seafront units form the core of foreign demand. Entry-level options are collected under cheap property in Uruguay and under $100k.
Outside the capital and the coast, prices drop considerably: interior towns and rural plots can cost a fraction of Montevideo levels, but resale is slow and national statistics rarely capture them.
Return profile
Gross yield was 4.7% in 2024. Because prices are usually quoted in dollars while rents may be set in pesos or dollars, currency movement affects landlords differently across contracts. Resort markets such as Punta del Este have strong summer rental seasons and quiet winters, so annual averages differ from peak-month income.

Buying as a foreigner
There is no general restriction on foreign ownership, though land near borders and the coast has special rules. A notary (escribano) handles the transfer and registry checks, and the buyer typically pays a combination of transfer tax, notary fees and registration costs; confirm the current percentages locally. Residency is available through other routes and is not granted automatically by a purchase. Our Uruguay buying guide and financing page cover the process.
Risks and outlook
- Small market: a few thousand real transactions a year means limited liquidity.
- Neighbour spillovers: Argentine and Brazilian economic cycles influence demand, particularly in Punta del Este.
- Cost of living: Uruguay is expensive within South America.
- Seasonality: resort income is concentrated in a few months.
Uruguay offers stability rather than growth. Use the mortgage calculator and the property valuation tool to check your assumptions.
Currency matters more than the headline suggests. A dollar-priced purchase rented out in pesos exposes the landlord to local inflation and exchange swings, and many experienced owners therefore insist on dollar leases for longer tenancies.
