Ethiopia is Africa's second most populous country, with 135 million people and the fastest GDP growth in this dataset at 9.8% (2025). That makes the Ethiopia real estate market 2026 interesting on paper, but foreign access, land tenure and macro stress change the picture considerably. Read this before looking at property for sale in Ethiopia.

What the price data does and does not tell us

City-centre prices average about $2,247 per m² (2023), a figure that reflects premium new apartments in Addis Ababa rather than typical housing. An outside-centre figure in the dataset is dated 2013 and we do not use it, because a ten-year-old observation cannot be compared with current numbers. We also set aside the price-to-income ratio, which looks implausibly extreme against the salary data.

What is clear: average monthly net salary is about $248 (2023), so premium apartments are out of reach for most residents. Buyers are diaspora households, NGOs, embassies, corporates and a small affluent class. That narrow demand base makes the upper end of the market thin and sensitive to currency moves.

Rents and yields

Gross rental yield in the city centre is about 6.8% (2024), with a price-to-rent ratio of 14.6. A one-bedroom in the centre rents for about $553 a month (2023) and a three-bedroom for about $1,605 (2023). Those rents are quoted by expatriate-oriented stock and are far above local wages.

That rental premium comes from institutional tenants paying in dollars, which is a real income stream but a narrow one. If international organisations scale back, demand for high-end apartments can shift quickly. Underwrite on conservative occupancy.

Macro: high growth, high inflation, high debt service

GDP is about $126 billion, with growth of 9.8% (2025) as reforms and a floated currency regime took effect. Inflation stays high at 13.2% (2025), the 20-year mortgage rate is 15.5% (2023) and unemployment is reported at 3.3% (2025), though formal-sector jobs are scarce. Government debt is 33.4% of GDP (2024), but the country went through a sovereign debt restructuring, which investors should keep in mind.

Population growth of 2.6% (2025) and rapid urbanisation underpin a large housing deficit, which is the long-term bull case. Mortgage lending is small relative to the economy, so most buyers use cash or developer instalments. See the Ethiopia financing page for how that works in practice.

The housing deficit is real and growing, but access, tenure and currency make Ethiopia a market for patient specialists, not casual overseas buyers.

Tenure and access: check this first

Land in Ethiopia is state-owned; individuals hold use rights or leases rather than freehold. Foreign nationals face tight limits on direct ownership, and arrangements for diaspora or foreign-investor purchases differ by status and project. Do not assume the rules are the same as in neighbouring markets, and do not rely on an agent's summary.

  • Confirm lease term, transferability and registration with a local lawyer.
  • Ask how sale proceeds can be converted and sent abroad.
  • Verify developer track record and permits for any off-plan project.

Our Ethiopia buying guide gives the checklist, and cheap properties in Ethiopia shows what current listings cost.

Outlook

Demographics and growth point to rising demand, while inflation, conflict risk in some regions and foreign-exchange shortages point to volatility. The corruption index is 37 out of 100 (2024). Ethiopia property market FAQ

Can foreigners own property in Ethiopia?

Direct ownership by foreign nationals is tightly restricted and land is state-owned, so most rights are leases. Rules differ for diaspora and investors, so get written legal advice before paying a deposit.

What yield can property in Addis Ababa earn?

Gross city-centre yield is about 6.8% (2024), mostly from expatriate-oriented apartments rented in dollars. Demand is narrow, so occupancy is the main risk.

Is inflation a problem for investors?

Yes. Inflation of 13.2% (2025) and a 15.5% mortgage rate (2023) raise costs and make local-currency income less valuable. Dollar-linked rents help but are not guaranteed.

Why is GDP growth so high?

Reforms, investment and a low base drove growth of 9.8% (2025). It does not remove risks such as regional conflict, foreign-exchange shortages and debt restructuring.

Is there a housing shortage?

A fast-growing population of about 135 million, with 2.6% annual growth (2025), is creating a large urban housing deficit. Affordable supply is the gap rather than premium apartments.
