Armenia has quietly become a magnet for relocating professionals, which explains why Yerevan prices have outpaced much of the region. This note covers the Armenia property market data our records show, what drives it and how to read the risk. You can compare it with live asking prices through our Armenia property listings.

Price level and affordability

The legacy price per m² for a city-centre apartment sits near US$3,156 (2023). The price-to-income ratio of 17 (2024) is high, and the price-to-rent ratio of 15.9 is healthier. A gross yield of 6.3% (2024) is respectable for a capital market, although it is quoted before taxes, vacancy and maintenance.

A fast-growing small economy

GDP growth of about 7.2% (2025) is among the quickest in our dataset, driven by services, IT, re-exports and an inflow of residents from neighbouring countries in recent years. GDP per capita is about US$9,474 (2025) and population around 3.1 million, so the market is small and sensitive to migration waves.

High unemployment (about 12.9%) and inflation of 3.3% sit alongside this boom, a reminder that the growth is concentrated in Yerevan.

Borrowing costs and currency

Our 2023 figure for a 20-year mortgage was 13.8%, with a central bank policy rate of 7.5% (2024). Local-currency credit is expensive, and foreign buyers mostly pay cash. Rents are often quoted in dollars, which helps if your returns need to be dollar-based. For general mechanics see the financing overview.

Risks investors tend to underweight

  • Geopolitical risk. The region's security situation can change quickly and affect sentiment and demand.
  • Migration-driven demand. Part of the rental boom reflects temporary arrivals who may leave.
  • Thin liquidity. Resale can take months outside central Yerevan.
  • Quality variance. Soviet-era blocks and new towers behave very differently.

A lawyer should check ownership and any outstanding debts; see the consultation guide for Armenia.

Armenia pays a strong yield for a reason: the market is small, the neighbourhood is tense and exits are slow.

How to read the growth numbers

A 7% growth year makes headlines, but investors should separate durable from temporary drivers. IT services and tourism are structural; a surge of arrivals fleeing instability elsewhere is not guaranteed to persist. Rents in Yerevan rose fast when new residents competed for flats, and the same swing can reverse if they relocate. Look at how many new towers are under construction against recent absorption, and check whether rents are quoted in dollars or drams. A buyer who underwrites on today's peak rent could be disappointed. Conversely, a patient owner-occupier or long-term landlord with a modest budget may find the combination of improving infrastructure and relatively low absolute prices attractive, especially in established districts near the centre and metro.

Armenia property market FAQ

Is it easy for foreigners to buy in Armenia?

Foreigners can generally buy apartments and houses, while restrictions apply to agricultural land. Confirm eligibility for the specific property type with a local lawyer.

What yields can landlords expect?

Our data shows a 6.3% gross yield in city centres in 2024. Net returns depend on vacancy, maintenance and whether tenants pay in dollars or local currency.

Why are mortgage rates so high?

Local-currency lending reflects higher policy rates and inflation. Our 2023 figure was 13.8% for a 20-year loan, which is why most foreigners buy with cash.

Is the market overheated?

Prices have risen quickly and the price-to-income ratio is high, so downside risk exists, particularly if migration inflows slow.

Should I buy in Yerevan or elsewhere?

Yerevan has the deepest rental and resale market. Regional towns are cheaper but much less liquid.
